FEES TO TENANTS

BEFORE YOU MOVE IN

SET UP FEE | £250 (inc VAT) for the first two applicants | £75 (inc vat) for each additional applicant

Referencing (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers/landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement.

DEPOSIT | One month’s rent plus £200

DURING YOUR TENANCY

Contract negotiation, amending and updating terms and arranging a further tenancy and agreement.

Fees to Landlords

Fully Managed Service 12% – 15% of rent (including VAT) Depending on portfolio size.

Includes
Collect and remit the monthly rent received with email statement
Pursue non-payment of rent and provide advice on rent arrears actions
Deduct commission and other works providing invoices with emailed statement
Advise all relevant utility providers of changes
Register deposit with TDS and issue certificate to tenant
Undertake initial inspection visit and notify landlord of the outcome
Arrange routine repairs and instruct approved contractors
Hold keys throughout the tenancy term
Make any HMRC deductions and provide tenant with NRL8 (if relevant)
